Increased supervision landlords with the arrival of the Good Landlord Act

On July 1, 2023, the Good Landlord Act will take effect. With this law, the government is responding to the need of many municipalities to be able to act in case of abuses in the local rental market. If this law is violated, municipalities will have to enforce it. In addition, municipalities will be obliged to set up a hotline for complaints about landlords. It is optional for municipalities to introduce a so-called rental permit.
For real estate investors, this means even stricter supervision of their business. Complaints from tenants can lead to enforcement proceedings. Municipalities must then have built a file showing that there is no good landlordism. But what does "good landlordism" mean? Some examples: A good landlord does not discriminate, refrains from harassment, does not charge a security deposit higher than twice the rent and puts the rent contract into writing.
